2024 infrastructure projects
Parkside's 2024 infrastructure improvements continue the comprehensive and wide-ranging work we started in 2022 (see the album "2022 infrastructure projects" for more).
 
Phase 1: roof replacement
 
The first phase of the 2024 improvements involved replacing the roofs and gutters of all of our buildings; work on this phase started August 2.  The buildings were completed in 1-to-6 numerical order, and all roofs were replaced by September 6; this schedule allowed us to have the work completed before the onset of Winter.
 
The roofing contractor is Pardini R Construction Corp (pardinic.com), a full-service residential and commercial contractor based in Eatontown with 36 years experience in exterior renovation and repair services.  The gutter contractor is Storm Master Gutters (stormmaster.com) of Oaklyn, which has over forty years experience with gutter installation. 
 
Pardini R Construction is a GAF Master Elite Residential Roofing Contractor, a prestigious designation in the construction industry.  The shingles are GAF Timberline HDZ, which carry a 25-year limited warranty against blue-green algae discoloration.
 
A new feature to our roofs is "roof ridge" vents, a common feature in homes.  These vents are visible along the ridge line, and they allow heat and moisture to escape at the ridge while helping to prevent snow infiltration.  A second new feature is roof louvers above the second-floor bathrooms that allow an owner to install a vent fan should the owner wish to do this.
 
Phase 2: Fence replacement
 
The second phase involved replacing a deteriorated stockade fence with an attractive new fence along two borders of our property.
 
The work was done late October and early November, and included:
1.  Tree work behind Buildings #2 and #5, performed by Atlas Tree Service (atlastreeserviceexpertsnj.com) of Lyndhurst;
2.  Removal of the stockade fence; this was done by Tico Fence LLC (ticofencellc.com) of Clifton, a family-owned fence installation business with over twenty years of residential, commercial, and industrial experience;
3.  Installation by Tico of new white vinyl fenceposts and fencing along the South boundary from the rear of the property to Lionsgate’s retaining wall, and behind Buildings #2 and #5; the total length is about 576 feet.  The fence carries a twenty-year labor warranty.
 
Board has made these major outlays in order to ensure the continued soundness of our physical facilities for decades to come and to preserve and enhance the value of our owners' investment here.
